The development

Set on the banks of a re-naturalised River Rea, Warners Fields will be one of the greenest neighbourhoods in Birmingham and will initial comprise 1,300 homes. Most of the buildings will range in height from 6 – 10 storeys, while a select number of taller buildings will be between 11 and 29 storeys.

The scheme will have resident amenity space including lounges, gyms, and house kitchens, as well as a range of other public facing offers including the Henry Bradford Centre, a co-working centre providing flexible studio space for start-ups and individuals. Across the overall neighbourhood there will also be spaces for cafés, restaurants, independent retailers and manufacturers, as well as a significant amount of green space along the banks of the river, and a new linear park on Moseley Street.

The site borders Digbeth, Bordesley, the Gay Village and is a short walk from the Bullring, Smithfield and the Chinese Quarter.

The area

Birmingham, the UK’s second city, is a manufacturing hub with a regional economy worth in excess of £96bn. The city creates the largest number of startups outside London, and its professional, scientific and technical sectors are the fastest growing in the country.

The development site is located to the south east of Birmingham City centre. bounded by Moseley Street to the north, Lombard Street to the east, MacDonald Street and Adelaide Street to the south and Barford Street to the west. The site is within walking distance of the city centre, Smithfield Market, Digbeth, Birmingham New Street and Moor Street stations and the new Curzon Street HS2 station, which is due to open in 2028.
